In the west of the city of Radebeul, the Köstitzer Straße settlement from the 1960s to 1970s is located in a good regional location. According to information from the housing association, the buildings are in a fair, largely unrenovated condition, the public or partially public areas are partly well-maintained, although unused or significantly underused. There are no special rooms with quality accommodation, and the potential of the advantageous location on the edge of the field to the generous open space of the Elbe is not exploited.
The basic idea of the design is to recognize the potential of the old settlement structure and to improve it through targeted reorganization. This creates residential courtyards that are grouped around a small center. This organizational concept becomes the basic building block of the entire district. In order to break up the monotonous social structures, different types of housing are used modularly. This achieves a new social mix.

New villa A spacious villa with a modern design, which creates the highest level of living comfort on approx. 665 square meters.
